 Cottage Rental Rules/Guidelines

1. Check-n time is 2 P.M. Central Time and check-out time is 10 A.M. Central Time.

2. This is a NON-SMOKING and DRUG-FREE cottage.

3. Pets are NOT permitted in a rental cottage at any time unless previously approved by the management.

4. We will not rent any cottage to vacationing students or singles under 25 years of age, unless accompanied by an adult guardian or parent. The maximum number of guests per cottage is limited to six (6) persons.

5. There will be a $10.00 charge for each lost key and each time a guest is locked out and requires a Sunset Point Representative to unlock the door.

6. Daily maid service is NOT included in the rental rate.

7. Parking is limited to one (1) vehicle at the entrance to the cottage. Additional vehicles, boats, etc. are to be parked in designated parking areas only. Parking on the road is NOT permitted. Any illegally parked cars are subject to towing; applicable fines/fees is the sole responsibility of the vehicle owner. No vehicle shall be permitted on seeded or landscaped areas.

8. No refunds will be given for storms.

9. All three (3) docks are considered to be communal and are allowed to be used by any and all property owners and guests on a first come first serve basis.

10. Caution is to be used when swimming and fishing at the communal docks due to the boats docking and taking off. Swimmers are not to block a boater from the dock or boat slips. Swimming around the docks with a lot of boat traffic coming in and out is extremely dangerous.

11. All vessels and/or watercraft's tied to communal docks must be removed at time in which his/her visit ends at Sunset Point.

12. NO ignition of fireworks will be allowed on the property.

13. Quiet hours are from 11 P.M. to 7 A.M. on Saturday, Sunday and Holiday periods and 9 P.M. to 6 A.M. Monday through Friday.

14. The boardwalk is open to all homeowners and guests to walk but it is to be understood you are doing so at your own risk. The boardwalk will be used for foot-traffic only. NO motorized vehicles bicycles, skateboards, etc.

15. Under no circumstances will the lampposts be used to tie anything to including but not limited to any and all watercraft's, water toys, etc. In addition, there will be no swinging, hanging, or leaning on the lamppost. Anything found tied will be cut and any damage to the lamppost or to the property will be at the owner’s expense.

16. All of the cottages are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

17. Any damage to the property or belongings is to be reported so a Sunset Point Representative immediately.

18. Substitutions for a particular lot/unit may be necessary prior to check-in due to the availability of a unit.
